Job Description


  • Provide assistance in the management of the Special Sales Network to achieve required sales quota.

  • Assist in the implementation of an efficient system in distributing and maximizing support services and resources that shall give the Special Sales Network the chance to pursue their marketing strategies to the fullest.

  • Ensure the achievement of the required sales target for the Special Sales Network.


General Management and Administrative Functions :

  • Provide overall direction and direct supervision to the Sales team for effective management of the Special Sales Network.

  • Provide guidance and skills enhancement programs to all members of the department.

  • Coordinates with HRAD pertaining to but is not limited to the following:

  • Personnel Requisition

  • Employee Disciplinary Action

  • Employee Performance Appraisal

  • Screens and initially approves  the following:

  • Personnel Travel Itinerary

  • Leave Forms

  • Overtime Requests

  • Gate Pass for Employee

  • Gate Pass for materials

  • Others

  • Prepare employee appraisal and rating for merit increases

  • Prepare Memorandum for Approval for employee promotion

  • Formulates Policies and Procedures pertaining to the department


Network Operations :

  • Create additional monthly activities for the Special Sales Network for the improvement of sales performance.

  • Conceptualize and oversee the detailed preparations of activity concept papers which includes but is not limited to the following activities:

  • Major Project Milestones

  • Broker Fellowship Night

  • Seller Team Building Activities

  • Seller Special Training Activities

  • Seller Assemblies and Awarding Activities

  • Approve the site manning, exhibit, offsite tenting schedule of Special Sales Network.

  •  Ensures effective implementation of strategies / major plans and programs / sales activities / milestone events

  • Conceptualize, prepares and monitor the effectiveness of special programs given to the selected Sellers.

  • Coordinate with PMG for recommendation of event promo

  • Coordinate with SMG on the recommendation of Cash Kaliwaan for Open house / Sales Acceptance Activities.

  • Evaluates sellers’ sales performance and recommends necessary action plans.

  • Conceptualize, prepare and oversee implementation of Special Event Promo for the sellers.

  • Monitor the effectivity of the promo and prepare the corresponding promo result.

  • Submit the following management required reports.

  • Project option and paid-up sales

  • Sellers option sales per project

  • Seller option and paid-up sales

  • Vehicle Usage Report (Ratio of Closing vs Tripping)

  • Organic Production Monitoring Report

  • SOE

  • Accomplishment Report

  • Source of Sales Report

  • Assist the sellers in their commission and incentive concerns.

  • Attend meetings set by the Vice President which includes but is not limited to the following:

  • Marketing coordination meeting

  • Coordination meeting with PMG

  • Other seller and project related meeting

  •  Prepare monthly budget for the activities for the month.

  • Reviews client’s requests and provides recommendations to top management.

  • Screens and reviews all seller’s request for activities, special program, etc and provides recommendation for top management

  •  Attend, participate and ensure the effectiveness of the Special Sales Meeting

  •  Reviews analyze and make recommendations on exhibits report submitted by the superior.

  • Attend the Business Planning Sessions

  • Conduct Sales Clinic as necessary.


Sales Network Department

Recruitment:

  • Ensure that the set recruitment target for the team is met.

  • Conduct Sales Clinics as necessary and other skills enhancement trainings

  • Propose Special Sales Package for potential groups to the immediate superior


Activation:

  •  Conceptualize and conduct regular fellowship activities for the sellers.

  • Conduct special seller meetings as necessary.

Job Requirements


  • Candidate must possess at least a Bachelor's/College Degree , Property Development/Real Estate Management, Business Studies/Administration/Management or equivalent.

  • At least 7 year(s) of working experience in the related field is required for this position.

  • Preferably Assistant Manager / Managers specializing in Property/Real Estate or equivalent.
