Job Description

Summary of position
Our Client is an investment Group of the leading diversified industrial in Cambodia, involved in infrastructure development, Property development & investment, trading and consumer goods, leisure & hospitality. The Commercial Property Manager will be responsible for supporting managementís efforts in the day-to-day implementation of policies, procedures and programs that will assure a well-managed and well-maintained property.

Main Duties and responsibilities
Specific duties:
  • Provide excellent tenant services such as tenant request, complains in a timely and courteous manner and generate work orders directed to contractors, vendors or maintenance staffs;
  • Ensure that there is 24-hour emergency coverage for the property at all times;
  • Conduct periodic inspection of the property and tenant spaces to ensure compliance with leases and the proper upkeep of the property;
  • Ensure that the property and lease files are properly and maintain and keep up to date in accordance with companyís policies;
  • Assist with administering tenant occupancy including the new tenant with an introduction letter;
  • Proficient with property management software is an added advantage;
  • Establishment of the Property Management Plan and Property Operations Manual;
General duties:
  • Prepare memos, expense reports including and other administrative forms;
  • Preparation of transaction related documents;
  • Maintain contact, all office supplies and general office equipments;
  • Coordinate all business property information in a format for quick references, tenant move-in, schedule appointment, on-site and off-site meetings and conference calls;
  • Ensure accuracy and compliance with contracts of all property related to invoices;
  • Assist in the preparation of the annual budget
  • Make a detail verification of all requisition orders, invoice amounts, and such information with approved Service Orders or Contracts;
  • Ensure the property coding on invoice;
  • Investigate cost and make recommendation where appropriate;
  • Assist accounting department all related to property and resolution of vendor issues.

Job Requirements

  • College or University graduate with two to three years industry experience/or equivalent combination of education and experience;
  • Strong working knowledge of MS Word, PowerPoint, Outlook, and Excel;
  • Directly relevant residential/ office/ commercial real estate property management experience is a plus factor;
  • Familiarity with financial statement is a plus factor;
  • Effectively prioritize and multi-tasks;
  • Excellent people skills and play the role of team leader as well as player;
  • Strong working knowledge of general office equipment (copiers, fax machines, scanners);
  • Ability to effectively communicate both orally and in writing with peers, managers and clients;
  • Dependable and flexible as well as possessing the ability to maintain a high level of confidentiality;
  • Proactive, initiate follow-through.
